Meet the Owner, Bob Clardy
Bob Clardy founded AZ Home Inspection Services in 2005, the same year he became a licensed home inspector, bringing decades of hands-on experience to every property he inspects. He holds professional certifications through ASHI, BVI, and BPI, along with an OPM license for termite inspections, real, verifiable credentials that back up the work, not just words on a website.
Bob built the company around one simple idea: treat every client's home like it is the biggest purchase of their life, because for most people, it is. That same standard now extends across the growing AZ Home Inspection Services team, as Bob personally trains and mentors every inspector who joins, ensuring the same thoroughness and care on every inspection, no matter who is holding the flashlight.

How long does a home inspection take?
Most residential inspections take a few hours on site, and the length scales with the size, age and complexity of the property. A larger custom home with multiple HVAC systems, a pool and long roof runs takes considerably longer than a small production build. You are welcome to walk along for all of it, Bob will teach you as much as you want to learn.
How much does a home inspection cost in Arizona?
AZHI residential inspections start at $285. The final price depends on the size and age of the property and any add-on services such as mold testing, indoor air quality testing, a termite report or a pool and spa inspection. What does a home inspection include?
AZHI inspects and reports on six major areas: structural systems, roofing, electrical systems, plumbing, heating and air conditioning, and built-in appliances. Every inspection follows the Standards of Practice established by the American Society of Home Inspectors.
When do I get the report?
Typically the same day. Reports are finished on-site and delivered as a visual HTML and PDF document with photographs against every finding. You also get an email with a link to the report, and an inspection review over Zoom if you want one.
Should I be there for the inspection?
It is entirely optional. You are welcome to walk the property with your inspector if you would like, but many buyers and agents prefer to simply review the report, which is finished on-site with photographs against every finding. If you do come along, your inspector will point out the general condition of the house and its systems and separate the items that need attention sooner rather than later from the ones to simply keep an eye on.
