What Our Inspectors See in Arizona Homes

  • Rust on a steel plate at the base of new wall framing, beside plumbing lines at the slab
    What we found
Rust on a steel plate at the base of the wall framing, beside plumbing lines where they enter the slab.
    Why it matters
Corrosion weakens steel over time, and rust at slab level can point to moisture reaching the framing.
    What happens next
Ask the builder or a qualified contractor to evaluate the plate and where the moisture is coming from, while the wall is still open.
  • Flashing wrapped around a window opening on a framed new home
    What we found
Flashing wrapped around a window opening on a new home, before the exterior finish went on.
    Why it matters
Flashing directs water away from the opening. Laps installed in the wrong order can let monsoon rain work in behind the finish.
    What happens next
Laps and seams are checked while they can still be seen, and anything out of order goes back to the builder to correct.
  • The electrical meter and service equipment on a new home’s framing, with plumbing lines nearby
    What we found
The electrical meter and service equipment mounted on a new home’s framing, with plumbing lines close by.
    Why it matters
Before the walls are closed, the supports, clearances and penetrations around the service equipment are still visible.
    What happens next
Items noted at this stage go to the builder while corrections are simple. Electrical corrections are made by a licensed electrician.
