For agents and brokers across the Valley of the Sun
Home inspections for real estate agents, from report to BINSR
When your client hires AZ Home Inspection Services, their AZHI inspector walks them through the findings, and their report includes a Repair Request Builder that carries our wording into the next step, which in Arizona is the BINSR. Here is how that works, what your client receives, and how to request an inspection.
- Rated 5.0 on Google from 71 reviews
- Residential home inspections start at $325

Report to BINSR
From our report to your client’s BINSR: the Repair Request Builder
The BINSR is the Arizona Association of REALTORS form (Buyer’s Inspection Notice and Seller’s Response) a buyer uses during the Inspection Period to tell the seller which items they disapprove of, and the seller responds on it.

AZHI reports include a Repair Request Builder. It sits inside your client’s report and turns the findings they choose into a repair request document in four steps.
- Step 1
Select the findings
Choose the findings from the report that your client wants to raise.
- Step 2
Add a credit or a comment
For any finding on the list, enter the credit amount being requested or a short comment.
- Step 3
Preview
Check how the finished document reads before it is created.
- Step 4
Create the document
The builder produces the request as an HTML document and a PDF that carries the report’s own language.
The report also carries a text summary of defects, written so it can be copied and pasted into a repair addendum. Either way, the repair request starts from the report’s own wording.
As always, you did a great job! I appreciate your professionalism in explaining the report to my clients and the time you take to answer their questions.
Once again Bob came through. As a Real Estate agent, I'm tasked with being the conductor of scheduling with a variety of vendors to help ensure that a buyer successfully closes on their home, on time, and with peace of mind. Bob is one of my vendors that I can always count on making me and my clients a priority. He's incredibly detailed with his inspections and better yet, explains it to my clients with easy to understand explanations. I've been an agent for 12 years. Bob and I only connected about a year ago, which was 11 years later than I would have liked.
Your client’s report
What your client receives after an AZHI inspection
The report is your client’s. It arrives by email as a link, and your client can go over it with us on Zoom if they would like.
In the words we use with clients“Your comprehensive, photo-rich digital Spectora report is typically delivered the same day.”
Photos with the findings
Significant findings are photographed, so your client can see each condition as well as read about it.
Sorted by system
Roofing, electrical, plumbing, HVAC, interiors and the other inspected components each have a section, and the table of contents jumps to any of them.
A filter for the serious items
One filter narrows the report down to major safety hazards or defects.
A count up front
A short summary shows how many items your client should be aware of.
Who to call next
When the report points out an issue, it also says who to call for more information.
Phone, tablet or PDF
The report reads well on a phone or tablet, and a PDF version is there to save or print.

Listing agents
For listing agents: pre-listing inspections
A pre-listing inspection looks at the same accessible systems and components a buyer’s inspection covers, but before the home is listed, so your seller can weigh each finding and choose how to handle it on their own schedule.
The pre-listing report goes to the seller alone. We do not send it to buyers, agents or any listing service, and whether and how to share it is the seller’s choice, made with you.
I recently hired Bob for a home inspection on a listing of mine, and I was thoroughly impressed. Not only was he professional and detail-oriented, but also incredibly personable. Bob took the time to connect with the seller as a person, not just a client, which made a huge difference. He showed genuine respect for the home and the relationship the current owner has with it. His thoughtful approach, clear communication, and prompt, thorough report made the entire process seamless. I highly recommend Bob to anyone looking for an inspector who combines expertise with true care and respect.
Solar listings
Listing a home with solar: the Solar Listing Report
Solar doesn’t confuse buyers. Unclear solar does. The Solar Listing Report, powered by SPRK, presents a listing’s solar system in a format buyers can read in a minute, before they ever book a showing.
System size and specs
Panel count, kW, inverter type and install date.
Energy savings
Estimated monthly and annual savings, in numbers a buyer understands at a glance.
Ownership
Whether the system is owned, loaned or leased, written down rather than guessed at.
Warranties and installer
Panel, inverter and workmanship warranties, the installer, and monitoring access.
Transfer steps
What the buyer and the seller each do to transfer the system, so escrow stays clean.
With the system’s details on one page, buyers get answers to their solar questions early, and appraisers and lenders can see the specifics up front instead of chasing them during escrow.
