Home inspection in Goodyear

A home inspection in Goodyear is shaped by which master plan the house sits in. Goodyear dates to 1917, but most of its construction came after 1990, in large communities with their own start dates and settings: Palm Valley on former Goodyear Farms land north of I-10, PebbleCreek, the 55+ golf community established in 1993, and Estrella, which opened in 1988 around twin lakes in the foothills of the Sierra Estrella. A thirty-year-old PebbleCreek resale, a foothill lot in Estrella and a home still under construction are three different inspections, and the report is scoped to match.

The Goodyear housing stock

What the local stock means for your inspection

Goodyear began with the 1917 cotton purchase and incorporated in 1946, but most of its homes went up after 1990, from PebbleCreek's first phases in the 1990s to Estrella's newer villages such as Montecito and Lucero and PebbleCreek's build-to-order homes today.

  • Goodyear Tire bought the cotton land in 1917, and the town incorporated on November 19, 1946.
  • Although Goodyear was founded in 1917, most of its construction and population growth came after 1990.
  • Estrella's twin North and South Lakes were created in 1985, and the community's grand opening followed in 1988.

What an inspector watches for in Goodyear

These are the items that come up most in Goodyear's housing stock. They are what to expect, not a verdict on any one home.

  • PebbleCreek resales past thirty years

PebbleCreek was established in 1993, so its earliest homes are past thirty, an age when first-generation roof underlayment, condensers and tank water heaters have typically been replaced or are overdue, so each gets dated.

  • Fairway lots on PebbleCreek's golf courses

On homes backing onto PebbleCreek's golf courses, an inspector looks for stray-ball damage to windows, roof tile and stucco, and for course irrigation overspray that keeps exterior walls and the slab edge wet.

  • Foothill homesites below the Sierra Estrella

Estrella sits in the foothills of the Sierra Estrella, so sloped homesites put runoff from higher ground, grading around the slab, erosion under landscape rock and the condition of retaining walls into the inspection.

  • Desert-edge homes near protected mountains

Estrella's foothill setting puts homes near the federally protected Sierra Estrella and open desert, so homes on the desert edge get a closer look at door and window seals, weep screeds and gaps around pipes and wires where dust and pests get in.

  • Build-to-order homes and new Estrella villages

PebbleCreek has continued to offer build-to-order homes and Estrella has kept adding villages such as Montecito and Lucero, so new builds are inspected in stages: open-wall framing, plumbing and wiring before insulation, a final before closing, and the 11-month warranty walk.

  • Late-1980s plumbing in Estrella's first homes

Estrella held its grand opening in 1988, so homes from its first years date to the period when polybutylene water piping was still going into new houses, and exposed piping at the water heater, under sinks and in the attic is checked for it.

Common questions

Inspecting a home in Goodyear

Is a PebbleCreek home old enough to need a full inspection?

It is. PebbleCreek dates to 1993, so its first homes have passed thirty years, long enough that original roof underlayment, cooling units and tank water heaters have usually reached the end of their expected life. Houses from the early and mid 1990s also come from the polybutylene era. The community's newer build-to-order homes are a separate case, handled with staged new-construction inspections.

I'm buying new in Estrella's Montecito or Lucero. Which inspections should I schedule?

It helps to book in stages: a Phase 2 pre-drywall inspection while framing, plumbing and wiring are still exposed, a final new-construction inspection before closing, and a 1-Year Warranty Inspection ahead of the builder's 11-month walk. City building inspections confirm code items at set points, not overall workmanship, which is what an independent inspection adds. AZHI's residential inspections begin at $285.

What should I watch for on an Estrella lot near the mountains?

Foothill homesites bring the lot itself into the report. Expect attention to how runoff from the slope above is carried past the house, whether grading keeps it off the foundation, erosion under decorative rock, and retaining wall condition. Where the lot backs onto open desert, door sweeps, weep screeds and gaps at pipe and wire entries are checked as dust and pest paths.

Bob was great and made the process easy. He did additional inspection of the pool and we appreciated his flexibility.
